Myrtle Beach Real Estate Market Report

 

Attached is the monthly market report for January.  In a nutshell, Sales Volume Up…..Sales Prices still Lagging.  

 

A quick summary includes:

 

  • All Property Classes (SFR, Condos, and Residential Lots) experienced comparable year sales growth
  • Grand Strand SFR sales were seasonally down.  Compared to January2012, sales are up 3.5%
  • SFR inventory  was flat with December however is up 3.5% from its January 2012 level.  Distressed listings continued to decline.
  • Driven by an uptick in percentage of distressed sales, SFR median sales price fell to $160,000.  This is down 3.5%from its 2012 average
  • Condo inventorycontinues to tighten, down 13.5%vs. December 2011.  Distressed listings continued to decline
  • Condo sales were up 7.1%from its January 2012 and 2011 levels. 
  • Condo median sales price fell to $96,000, a 7.9% decline from its 2012 level.  The decline was driven by a decrease in the median sales price of non-distressed properties.
